Through February, the average rental price in Queens increased by 1.50%, from $3,030 to $3,076. The average rental price for a studio increased by 3.79%, from $2,433 to $2,525. The average rental price for a one-bedroom unit increased by 0.28%, from $2,920 to $2,928. The average rental price for a two-bedroom unit increased by 0.97%, from $3,738 to $3,774.
Out of the eleven neighborhoods tracked by this report, seven saw their average rental prices increase month-over-month. The remaining areas decreased this month.

The most expensive studio, one-bedroom and two-bedroom units by average price were all in Long Island City, while the most affordable studio units were in Elmhurst. The most affordable one and two-bedroom units were in Jackson Heights.
Year-over-year, studio, one-bedroom and two-bedroom rental prices are up by 5.15%, 3.44%, and 6.16%, respectively, with an overall increase of 5.01%.
