Through April, the average rental price in Queens increased by 1.66%, from $2,911 to $2,960. The average rental price for a studio decreased by 0.05%, from $2,416 to $2,415. The average rental price for a one-bedroom unit increased by 2.02%, from $2,806 to $2,862. The average rental price for a two-bedroom unit increased by 2.55%, from $3,512 to $3,602.
Out of the eleven neighborhoods tracked by this report, eight saw their average rental prices increase month-over-month. The remaining areas decreased this month.

The most expensive studio, one-bedroom and two-bedroom units by average price were all in Long Island City, while the most affordable studio units were in Flushing. The most affordable one and two-bedroom units were in Jackson Heights.
Year-over-year, studio, one-bedroom and two-bedroom rental prices are up by 2.97%, 5.08%, and 1.80%, respectively, with an overall increase of 3.16%.
