The Exchange – 25 Broad Street
Few buildings have attracted as much attention as this FiDi high-rise luxury condo. Bought and completely renovated in 1997 with the intention of turning the building condo, 25 Broad’s 346 units will be hitting the real estate market as rentals in mid-April. No word yet on pricing, but given the [...]
Located in the burgeoning Financial District, 15 Broad Street is a former office building that was completely revamped in 2007 by design superstar Philippe Starck (best known for his boutique hotels and swanky restaurant designs including Asia de Cuba, the Hudson Hotel, and The Royalton). Upon entering the grandiose luxury building – complete with every [...]

The John Street corridor is full of residential conversions and 100 John Street is yet another. These apartments are rather unique with a variety of sizes and floorplans. For those that work from home, many of these units have home offices so you won’t be cramped for work space. There is also high speed internet access and multiple phone-line capability.
The dream that was never realized - 80 South Street – was intended to be a unique residential sculpture by Santiago Calatrava and even the idea generated a frenzy of press. Rising 835 feet and containing an offset stack of free-standing 45-foot high glass cubes, the building would have had an eight story base to support the spectacular cube townhomes.
80 John Street is yet another pre-war commercial building that was converted into residential space in 2006. It’s an “art deco-inspired” building and holds 147 loft-style apartments. Units have top-quality finishes, high-ceilings and some come with terraces. T1-ISDN lines have already been installed so this property is great for someone who works from home. In addition, its central location on John Street makes it a breeze for commuters or if you work in the Financial District, its just steps to most major financial institutions.
Five Nine John Lofts is yet another office building conversion on the John Street corridor. 73-units, a mix of one-, two- and three-bedroom apartments, span a wide price range and offer attractive options for many buyers. A reflecting pool in the lobby greets residents who can lounge in the adjoining garden upon their return. Other amenities are typical of luxury residences: 24-hour doorman/concierge, storage rooms, and a fitness center. From the front door all the way through to the Andrés Escobar interiors, these units are sleek and modern. High-ceilings, oversized windows and luxury finishes set the standard and some units are complimented with outdoor space and fireplaces.
45 John Street is yet another condominium conversion of a B-office building on John Street, but this particular conversion offers residents a number of thoughtful touches that make these homes worth a look.
Home offices, second baths and more than sufficient closet space, in addition to high 10-foot ceilings, Bosch washer/dryers, walnut flooring, built-in iPod docking stations and Verizon FiOS make these condos as functional as they are stylish. Insider Concierge service, which is complimentary for 18 months, only add to the luxury appeal.
37 Wall Street, formerly the Trust Company of America, is yet another residential conversion, but this Beaux Arts building retained its original character. Marble ornamentation and arches, scrolled keystones, and terra cotta plus the coffered ceilings, brass, and marble in the lobby and public spaces hold true to the building’s past, while units themselves are strikingly modern.
Compass Lofts is a landmarked boutique residential building located directly in the heart of the Financial District and it expertly blends the building’s history with modern luxury.
The City Bank-Farmers Trust Company Building is a landmarked structure, originally constructed in 1931 and one of the world’s 10 tallest buildings until 1970.
For those condo buyers looking for new construction in the Financial District, this is one to keep an eye on. Still under construction, but looks like it’s going to be an amazing project by Architect Meltzer/Mandl.
Formerly the Barclays Bank Building, this prestigious address is now home to 346 luxury condominiums and an Andaz Hotel, Hyatt’s new luxury lifestyle brand. The partnership has created an opportunity for residents to have access to an incomparable amount of hotel services & 30,000 sqft of amenities. Room service, housekeeping, wake up calls and pretty much anything else a resident could want is all readily available. (Though buyers should note that many of these services are in addition to the purchase price & common charges.)
The W at 123 Washington Street has yet to open and already it’s my favorite new development in the financial district and for anyone who has ever stayed at a W Hotel, they’ll immediately know why.
Originally designed by Shreve, Lamb and Harmon, architects of the Empire State Building, in 1933, this art-deco structure was renovated in 1999 into a residential development containing 442 lofts – a mix of studios to four-bedroom units.
The William Beaver House, named for the intersection of William and Beaver Streets, is the new 47-story condominium tower that received the “Best Property Marketing” award from CBS and The New York Times - no surprise since it’s an Andre Balazs design, singled out by “Town & Country” magazine as having “style and substance.” Known for creating hotels with buzz, he’s brought all those comforts and services to condo living so residents here will surely be happy beavers.
If you want to live in a home where everything has been carefully crafted and planned out by a modern day architectural and interior design master, Dwell 95 is the place to be. Located in the heart of the financial district, this high-rise boasts every modern day amenity imaginable.
Every time I walk in this building I feel like Perry White (Superman’s boss) is going to come down and send me out on an assignment! All Art Deco blushed steel and massive marble works, right out of a marvel comic book.
The three words that come to mind when describing this building are convenience, value and quirk. First it’s quirky history. When built in 1899 this was the tallest building in the world, its original owner, August Belmont, built the first NY subway and later founded the Belmont racetrack.
This really is the gold standard (no pun intended) for Financial District rentals. Let’s start with the fact that because it is on a plaza you have open views out of most apartments. This building offers stunning vistas. If you are going to live downtown, you might as well enjoy the stunning East River views from the east facing units on the high floors.
New York Plaza, the latest creation from Pan Am Equities Development, is expected to make some noise when it opens its doors in a few weeks. With stunning views of the New York Harbor, Battery Park, and Peter Minuit Plaza, this brand-new, full-service building has truly got it all.
This intricately designed building was built in 1894 and designated an official city landmark in 1997. Gut renovated in 2000, 56 Pine Street was then designed as a full-service corporate apartment house. Units were rented to Salomon Brothers, Smith Barney, and Lehman Brothers. In 2005, it was converted to the 90 condominium apartments that it is today. Units range from studios to three bedrooms, with individually controlled central heating and air-conditioning.
The Cipriani name is famous for food and hospitality around the world. The family brand started with one restaurant and has grown into a renowned hospitality brand. Here in New York, Cipriani runs 6 restaurants, two event spaces, and has most recently lent its name and expertise to the Cipriani Club Residences at 55 Wall Street, featuring Club 55.
If you’re into high-fashion and impeccable design, you’re going to love The Collection, 20 Pine.
Interiors are done by Armani/Casa and even I can appreciate the 10 ½ foot ceilings and oversized windows. You’ll never feel Manhattan-apartment-claustrophobic again.
District is the premier new development building Downtown. Residence interiors have been designed by Andres Escobar and Associates, with hospitality guru Amy Sacco bringing her “lifestyle concepts” to the details. Each home has been pre-wired for “Smart Home” technology options including in-wall touch screens, lighting and climate control, music and home theater systems, and upgraded security. Over 11’ high ceilings create a classic loft feeling. Customized Italian closet systems by Rossetto provide storage with style. Ultra-modern kitchens feature White Blizzard Caesar Stone countertops, Gaggenau 27” cook tops with sensor touch controls, and Miele speed ovens with integrated convection/microwave combination. Overlooking the landmarks of Downtown, District’s 12,000 square foot roof terrace feels like a sanctuary with its lighted reflecting pools, cabanas, and chaise lounges.
Financial District living can’t get more comfortable than be@william.
These homes are loft-like living spaces with high ceilings and oversized windows. High-grade custom appliances make the sharply designed kitchens as functional as they are stylish.
